This is usually more common in older homes. The wear and tear of weather will make sections of the roof visually sag down, and this is a major sign the roof needs to be replaced and/or decking repairs may be necessary.
Roof Age
How old is your roof? If it is between 15 to 20 years old, it is a great idea to get a roof inspection because this is the average life expectancy of a typical roof.
Shingle Cracking and Curling
This normally means your shingles are past their life expectancy. This can cause major leaking and ice buildup underneath the shingles causing further damage to your home.
Granule Loss
Have you noticed granules in your gutters or that have washed out of the downspouts onto the driveway or concrete? Does your roof look shiny? These are signs of wear and/or possibly damage caused by hail. The granules protect the fiberglass mat so if you have a lot of granule loss you can usually see the fiberglass shining thru the mat which is a sign that the roof is worn. You should have a roof inspection performed to determine the condition of the roof.
